Sister Bay STR ordinance/zoning: Final Mtgs June 20 & 27

Sister Bay has revised their proposed ordinance and zoning regulations.

The Village Board will meet this week Tuesday, June 20 at 6pm.

STRs are the main agenda item.

The Plan Commission will meet next Tuesday, June 27th, 5:30pm. We are not certain if STRs will be on that agenda. Please watch the village website for information.
Below is a summary from Mitch Ehley that is posted on the Home Hosts Facebook page.  You can check there for further updates, see what others have posted and share perspectives you have on these changes.
Sister Bay has posted the new Zoning proposal (Chapter 66) as well as the new proposed Ordinance (Chapter 18). Looks like they hope to pass at June 20 meeting.

Quick hits – they are proposing most of what was discussed at the last meeting:
1 rental per 7 day period for licenses that are NEW after July 1, 2023 – SPECIFICALLY ONLY IN R-1, R-3, AND CS-1 zones.

180 day limitation for the same restrictions listed in point above

R-2 CAN be used as short-term rental

Still have the not more than 4 parking spaces thing, but they added that additional parking spaces may be approved by the plan commission

Shared driveway thing amended to add that its allowed if all parties sharing the driveway agree to the usage

Resident Agent limitation back to 30 miles

Revocation process increased to after 3 violations In a 12 month period as opposed to previous of 2; or 1 violation If the violation is left uncured

There’s more in here and I’d encourage you to read it yourselves. But that’s the quick hit summary.

Here’s clause one of our members suggests you write about:

Certain zones impacted if property is sold: 18.56 (c): License can not travel with the property. Once your property is sold, the new owners that purchase it can not continue to operate under the old rules (no 7 day min/180 max) if the property is in R-1, R-3, or CS-1 zoning district.

Penalties: See section 18.59 (Penalties). While we want to adhere to the rules and don’t plan to break them, the penalties should be reasonable and the same as fines already established by the village for all residents.

There is alot in both of these documents. There is going to be alot on the line here over the next two weeks.

We recommend staying involved and making the board aware of your concerns and what you support regarding to these proposals.
